High-quality professional marketing photos will be taken of your property and any community amenities.

Online Listing
A custom ad description will be created to highlight the home’s features and amenities, such as: included utilities, special lease terms, and other details.

Lease Management
A lease will be prepared that includes specific property details and any required disclosures to ensure compliance with all local, state, and federal regulations.

Showings
Properties will be set up for self-access showings, allowing prospective residents to view the home at their convenience, 7 days a week. After an initial screening, prospective residents receive a unique one-time code to access the property's lockbox and retrieve the keys. Once the showing is completed, they’ll be asked for feedback and sent a link to our rental application.

Application Screening
At HBR, every applicant goes through the same documented screening process. We follow Fair Housing laws and California regulations. We verify income, review credit, confirm rental history, and check eviction records. That consistency protects owners and has kept our eviction rate under 1 percent. However, if an eviction is necessary, you’re fully covered under our Platinum Plan, which includes the Landlord Protection Plan. HBR will manage the entire process from start to finish.

Resident Selection
After someone qualifies, we prepare and send a lease to the applicant for signature.

Lease Signing
Our resident success team will follow up with residents to answer any lease-related questions, collect signed documents, and collect move-in funds.

Resident Onboarding
Before keys are released, every new resident completes a structured Zoom onboarding call with our team. We review key lease terms, rent payment expectations, maintenance procedures, property care standards, and the resident portal in detail. This sets clear expectations before possession, reduces misunderstandings, lowers risk of late payments and unnecessary maintenance issues, and creates documented communication from day one. Instead of handing over keys and hoping for alignment, we educate and prepare residents to protect your property and stabilize your income from the start.

Move-in Condition Checklist and Photos
Before the residents move in, we’ll conduct a final check to ensure everything’s in order. We’ll take photos to document the property’s condition, in compliance with AB2801. If needed, a final cleaning may be scheduled.
