Test Smoke/CO Alarms
Landlords in California are responsible for maintaining essential safety features of the home, like smoke and carbon monoxide alarms. We ensure that they are installed in the correct location, not expired, and are operating correctly.

Check for Visible Leaks
All plumbing fixtures are inspected for visible signs of water damage to prevent further damage.

General Walkthrough
Property photos are taken of the home's exterior and interior, along with notes on its general condition.

Check HVAC Filter
A dirty or improperly installed furnace filter can lead to HVAC system inefficiencies and damage. We educate the resident on where the filter is and how to change it properly if it is dirty. We will follow up with the resident to confirm it has been changed following the inspection.

General Photos
We take general photos of the property to provide a bird's-eye view.

Report Sent to Owner
All walkthrough reports are stored on your online portal for easy review and reference.
Lease Renewal

Market Survey
Comparable properties and current market conditions are researched, and data is used to recommend the rental rate for a renewal offer. We collaborate with you to send an offer that maximizes the likelihood of renewal.

Lease Extension Execution
We drafted the lease extension, including annual disclosures required by law. We will handle all negotiations with the resident. Once the resident signs, we will sign the renewal agreement on your behalf. We add this renewal document to your owner portal for you to access at any time.
Move Out

Move Out Guidelines
Clear instructions are provided to outgoing residents on our property condition standards and the process for returning possession to us.

Pre Move Out Inspection
Residents have a legal right to a Pre-Move-Out Inspection. The purpose of the inspection is to identify any items that may be deducted from their security deposit and to give them enough time to address them, if they choose, before moving out.

Final Walkthrough
Similar to our initial walk-through, a site inspector will conduct a walk-through and prepare a report identifying any repairs, painting, or cleaning needed. Additionally, they’ll identify items that are above normal wear and tear that need repair, cleaning, or replacement, and those can be deducted from the security deposit.

Security Deposit Disposition
In accordance with state law, any unused funds of the security deposit will be returned to the residents, along with a detailed statement and accompanying invoices and photos, within 21 days.
