This is where your property officially comes under HBR Rentals’ care. We evaluate the property, organize documentation, and prepare it for successful leasing. Our onboarding process ensures nothing is overlooked and that your rental starts off on the right foot.

What We Do
Property Preparation

Property Condition Report
A site inspector will conduct a walk-through and prepare a report identifying any repairs, painting, or cleaning needed. They may also note any special features of the home or safety concerns.

Communicate Findings with Owner
The report will be shared with you. Then the Project Manager will give an estimate for noted items.

Coordinate Work Needed/Owner Funding
The report will be shared with our network of qualified vendors who can get the work done quickly and at a fair price. Owners can also utilize their own vendors to complete the job. HBR will review and advise on any missing items. The owner will contribute funds via their owner portal.

Complete Painting, Repairs, and Cleaning
The Project Manager will coordinate scheduling and ensure work is completed by the target date.

Rent Ready Check
On average, it takes about 10 days to make the property rent-ready. Once everything is complete, we’ll do a final quality check walk-through. Our team will handle the review and settlement of invoices for completed work, all on your behalf.
